How I Did It
I've been a normal guy for most of my life.
Most of my time was wasted on video games, just aimlessly drifting through life. My dad drove taxis for a living, and while we were never dirt poor, there wasn't much to write home about either.
In uni, my grades were nothing to brag about, and I was staring down the barrel of a £20k/year job that didn't exactly inspire me. My first job was a customer support role that I flat-out despised.
I was miserable, and knew I needed a change.
Then I found YouTube. It became my obsession. Every waking moment, sometimes over 10 hours a day, was spent trying to crack the code. I worked harder than anyone else I knew, experimenting with every tip and trick I could get my hands on. It worked – my channel blew up to 2 million subscribers, and one crazy month, I even gained over 150k subs.
All that grinding paid off in ways I never thought possible. I was making serious bank, living life on my own terms. Travelling became a regular thing, no longer a distant dream.
It was surreal, but it was real.

What is the property business?
We focus on Rent-2-Rent HMO, Rent-2-Rent SA (airbnb), Deal Packaging, Buy-To-Let (BTL), Flips and Buy-Refurbish-Refinance (BRR)
What is the Rent-2-Rent strategy?
Rent2Rent HMO is a strategy that allows you to profit from the cashflow of the property without needing to buy the property. We rent the property from the landlord and then re-rent it room by room to tenants as a house in multiple occupation (HMO) property, with the landlord's permission of course. Rent2Rent SA (airbnb), is the exact same, except we rent the propety out on airbnb, to guests who pay us a nightly rate.
Is this legal?
Yes, Rent2Rent has been done since the 1990's, but mainly only on commercial property like shops etc, but over the last decade more people have been doing Rent2Rent on residential houses. We sign a special agreement with the landlord which allows us to use the property for our own purposes. If you've ever rented a room before or an airbnb, it may have been a Rent2Rent!
Why would a landlord give you his/her property?
A normal tenant rents for 6 months, pays late, and can damage the property. But if the landlord rents to us, because we are a company, we can take on the property for 3-5 yrs and pay the landlord a guaranteed rent whilst we make our profit on top. We also provide a free refurb (paint and nice furniture) and cover some maintenance issues, because our profit margins are big. All these benefits, convince landlords to rent to us, instead of a normal tenant.
I have less than £0 to £5k, how do I start?
1.Deal packaging- this is free to do. You simply find a rent2rent deal, and sell it for a £3000 to £4000 finders fee to an investor who can afford to do the deal. My student Georgia for example, makes £10k/month selling rent2rent deals to investors
2. Airbnb management- this is where you find a landlord who is tired of tenants. And instead, you offer to upload his property on airbnb and booking.com to help him get more revenue via guests booking on a nightly rate. You then simple take a 15%-20% cut on his revenue. For example, if you get 15 nights booked at £200/night, that’s £3000 in revenue. You keep 20% (£600) and the landlord keeps the rest (£2400). You didn’t need to spend anything and you’re making £600/month!
3. Joint ventures and raising finance- this is where you borrow money from friends, family and investors, to be able to fund your own rent2rent or buy-to-let deals. No interest is involved when done correctly. And you can literally use other people’s money to grow your own property portfolio completely for free!
I have £5k to £50k, how do I start?
Rent2rent SA/HMO- the average Rent2Rent deal needs 5k in, and makes 1k/mo profit. So you’d easily be able to afford this, and grow a £10k/month rent2rent business
I have £100k+, how do I start?
Buy-to-let - you can afford to buy properties and rent them out, options include single let, social housing, HMO , or Serviced Accomodation
Flips - you can afford to buy properties, refurbish them, and then sell them for higher and make a tidy profit
BRR- you can afford to buy, refurbish, refinance, rent, properties. And pull most of your money out, recylcle your cash and then buy further properties.
What is Aslan's story?
Aslan found out about property investing back when he was 18, at the time he was studying to become a Doctor. He started Rent-2-Rent in june 2019, and by the time he was 21 yrs old, he had done 30+ Rent-2-Rent deals, becoming the youngest ever person in the UK to do the most Rent2Rent property deals. As a result he caught the attention of a few podcasts and was even featured on multiple news articles. Now aged 23, he spends his time helping his students secure their own property deals. He also buys properties for his own portfolio, currently he owns £1.2 million of property.
I'm scared of the risk/I have a job and don't have time/I have children and don't have time/It's not the right time/I've tried before and failed.
Starting a business is not a risk, staying in your 9-5 is the biggest risk. I have plenty of students with jobs and children, and they still made it work. It will never feel like the right time, just start. The best time to start was when you were 18, the second best time to start is today. My methods are different to other property investors that you see online, I've learned from the best and then even invented my own unique strategies that no one else is doing, you won't fail with me by your side.
